Is this wholesaling?
Chris Fellows is a licensed agent. Some off-market properties come through investor networks — including assignable contracts held by investors who may resell for a profit. Whenever that's the case, the structure and compensation are disclosed to you in writing before you commit.
What do your services cost me?
There's no membership fee and no charge to join the buyer list. On MLS purchases, buyer representation is typically paid from the listing side. On off-market deals, the fee is inside the transaction and disclosed on the deal page — you'll never find it after the fact.
Are the return numbers guaranteed?
No — and be wary of anyone who says otherwise. ARV, rehab, rent and cap rate are estimates from closed comps and contractor walks. We publish every assumption so you can swap in your own numbers, and we expect you to verify during your inspection period.
How fast do I have to move on an off-market deal?
Off-market contracts are short-fuse: inspection periods run 5–7 days and closings 7–14. That's why we match deals to your buy box in advance — when one arrives, the only question left is yes or no. MLS purchases run on standard timelines.
Can I use my own lender or property manager?
Yes. Bring your own financing, contractor or manager — just tell us up front so the contract timeline accounts for it. We also maintain a trusted network of contractors, lenders and property managers if you'd rather plug into ours.
